「3球」居屋交投活躍！買家睇準上車門檻低入手逾400呎兩房｜二手成交二手居屋交投活躍，當中樓價「3球」內放盤受追捧。祥益地產高級分行經理謝利官表示，天水圍天麗苑中層12室，實用面積約426方呎，兩房間隔。據了解，新買家為區內客，由於原居所空間不足，決定另覓單位作上車之用。新買家表示熟悉該區，鍾情屋苑鄰近家人，方便照應，而且樓價符合預算，上車門檻較低，遂便決定以330萬元(自由市場價)購入，呎價約7,746元，屬市價成交。原業主於2013年以約226萬元(自由市場價)購入單位，持貨約12年，是次轉售帳面獲利約104萬元或46%。利嘉閣地產將軍澳(將軍澳站)首席分區董事溫錦駒說，觀塘寶珮苑A座高層8室，實用面積約401方呎，兩房間隔，外望開揚公園景。單位於居屋第二市場以350萬元放售，議價後以322萬元成交，呎價約8,030元。溫錦駒透露，新買家為外區客，早前經利嘉閣真盤源平台搵樓，覓得上址放盤及睇樓後。客人心儀屋苑附近起居設施便利，加上單位位處高層光猛通爽，間隔合用，即向業主洽購。據悉，原業主於2016年以約298萬元(未補地價)購入單位，持貨約9年，現轉售帳面賺約24萬元或約8.1%。溫錦駒補充，該屋苑目前約有30個單位放盤，最低入場費由約330萬元。祥益地產區域董事黃慶德指，屯門龍門居13座低層D室，實用面積約592方呎，三房一廳連兩廁間隔，日前獲外區客垂青。據悉，該買家擁綠表資格，鍾情單位為三房戶，空間更加寬敞實用，加上議價後原業主減價10萬元；而且上述屋苑鄰近其小朋友所獲派的學校，考慮到方便接送等原因，遂便決定由外區搬入屯門，拍板以368萬元(居二市場價)購入上址作自住之用，呎價約6,216元，屬市價成交。即睇全港各區最新筍盤、一手盤、二手盤及樓市走勢等資訊 (House730) 原文刊登於 AM730 Source link
